New data released by the U.S. Census Bureau (Sept. 11, 2025) shows the median monthly costs for U.S. homeowners with a mortgage increased to $2,035 in 2024 from $1,960 (inflation-adjusted) in 2023.
The new American Community Survey one-year estimates show median monthly owner costs increased 3.8% from 2023 to 2024, compared to the increase of 3.0% from 2022 to 2023. This increase was primarily driven by higher mortgage costs and insurance fees.
Homeowners with a mortgage in California ($3,001), Hawaii ($2,937), New Jersey ($2,797), Massachusetts ($2,755) and the District of Columbia ($3,181) had the highest median monthly costs.
Nearly 60% (59.7%) of the homes that are owned had a monthly mortgage payment in 2024. Around 35 million homes were paid off in 2024, compared to 34.1 million in 2023.
Some homeowners also pay homeowners’ association or condo fees. The percentage of households that paid these fees was not equally distributed across the country: Rhode Island (10%), South Dakota (10%), Wisconsin (10%), Maine (8%) and North Dakota (8%) had among the smallest shares of homeowners paying these fees. Nevada (51%), Florida (44%), and Arizona (45%) had the highest proportions of homeowners who reported paying condo or HOA fees.
Overall, the monthly median condo or HOA fee in 2024 was $135. The fees differed, however, between households with and without a mortgage. Households with a mortgage paid a monthly median fee of $120, while those without a mortgage paid $184.
