The City of Chamberlain is giving away land as an incentive for people to move there– but there are a few stipulations.
The new sub-division, located in the southeast corner of town overlooking the Missouri River bluffs, is called the Smokey Groves Addition. Once complete, it will include 42 residential homes and 12 commercial lots. Chamberlain is using tax increment financing (TIF) to fund the economic development project.
To acquire the free land, interested persons need to have bank preapproval. A lottery system– directed by Lake Francis Case Development Corporation– will be used to distribute the lots. Winners will then have a year to build a home.
Interested parties need to have their applications turned in by March 21, 2022. Applications can be found at http://www.chamberlainsd.net.
An Open House event will take place at Smokey Groves Addition on March 5 from 10am-noon for people to visit and ask questions in-person.
Lot selections through a raffle drawing will take place March 24 at noon at the Chamberlain Community Center (112 N Main St.).
Mayor Chad Mutziger says they’re investing in the growth of the community. He says the City will continue developing the project in phases and will advertise lots as they become available. Phase one of the project is underway and 11 residential lots are available for prospective homeowners, with a signed purchase agreement. There are also seven commercial lots for sale at the appraised value.
This initiative comes at a time when South Dakota is experiencing an influx of people relocating to the state amid the pandemic. More employers are allowing employees to work from home and they are choosing South Dakota for its lack of a state income tax, low property taxes, safe neighborhoods and access to wide-open spaces.
